Gannawarra Urban Growth Strategy adopted

Gannawarra Shire Council has adopted a document that will guide future residential and industrial development in the Gannawarra.

Adopted at the August 2023 Council Meeting, the Gannawarra Urban Growth Strategy will support the future rezoning of residential and industrial land in Cohuna, Kerang, the Kerang Lakes and Koondrook.

“The Gannawarra Urban Growth Strategy builds on Council’s efforts to implement the Gannawarra Urban & Rural Strategy Plan 2007, which laid the foundations for planning and managing growth in the Gannawarra,” Council Chief Executive Officer, Geoff Rollinson said.

“With our population forecast to grow between now and 2046 due to proposed large-scale projects and investment opportunities, more residential land will be needed to cater for new residents.

“The Gannawarra Urban Growth Strategy will help support the future rezoning of residential and industrial land in Cohuna, Kerang, the Kerang Lakes and Koondrook, as well as ensuring that there is a clear and defined planning process to encourage new residential and industrial development locally.”

Numerous residential projects are at various stages of the approval process, with the largest being a proposed 350-lot subdivision in Cohuna. Similar projects earmarked for Kerang and Koondrook are in the planning stages.

“The Gannawarra Urban Growth Strategy will be used to justify the rezoning of land to enable these projects to proceed, as well as assist developers through the regulatory process,” Mr Rollinson said.

Residents were able to provide feedback regarding the draft version of the document between May 2023 and July 2023. Council also discussed the document with the Cohuna Progress Association, Koondrook Development Committee and the Kerang Lakes Community Development Group.

“Council thanks all residents who took the time to view the draft version of the document and looks forward to achieving the recommendations outlined in the strategy,” Mr Rollinson said.
